Yavapai College Workforce Housing
Yavapai College (YC) owns and manages a limited amount of workforce housing units in Yavapai County to provide convenient, safe, and attainable housing to full time college employees. This includes houses, tiny homes, RV pads, and a few RVs.

Yavapai College (YC) owns and manages a limited amount of workforce housing units in Yavapai County to provide convenient, safe, and attainable housing to full time college employees. This includes houses, tiny homes, RV pads, and a few RV Travel Trailers.
Residential housing is offered to eligible full-time faculty and staff.
Eligibility is based on:
- Must be a full-time employee
- Priority will be given to employees whose household income is within 20% of the county median income
Household income includes employee earnings, and earnings from other adults living in the household. Earnings from the children living with Employee will not be included until a child turns 25 years old.
Generally speaking, available housing is offered to employees on a first come, first served basis. YC will reserve one or more units for employees to use for short term stays of up to 90 days.
Those who wish to live in college workforce housing are required to pay an application fee, fill out a short application/questionnaire, share their housing preferences from the list of available units, sign a Housing License Agreement prior to moving in, and pay a security deposit equal to one month’s housing payment. Additional fees and deposits will be required for employees with pets.

Step 1- Apply
All new and existing employees who are interested in participating in YC Workforce Housing are required to complete a housing application on the Employee Portal. If the Employee meets eligibility criteria, they will placed on the Waiting ListStep 2 – Wait to Be Matched
As houses or RV pads become available, the Property Manager will contact eligible employees in the order of the Waiting List and the Employee’s expressed interest. If the Employee wants the available unit, the Employee will be asked to pay a non-refundable application fee and agree to a criminal and financial background check.
Step 3- Sign on the Dotted Line
The Property Management Office will confirm with the employee the selection and move-in date. A Housing License Agreement will be provided to the resident for review and signature. When it is signed, an arrangement will be made to acquire the key.
You may stay in the unit as long as you meet the Eligibility Guidelines, and comply with the terms of the License Agreement.
Step 4- Monthly Housing Payments and Security Deposits
Monthly rent payments are paid via payroll deduction. Once the Employee completes the payroll deduction form attached to the Housing License Agreement, monthly rent payments will be deducted in two equal payments from the first two pay periods of each month.Security Deposits and prorated 1st month housing payments (if applicable) are paid via a secure online payment portal prior to Move in.
Step 5- Move-in
Once keys are provided (two sets per unit; additional keys require a $100 up front deposit), a resident may move in. Prior to move-in, the Property Management Office will arrange a mutually convenient time to conduct a move-in inspection to ensure everything is in good working order and to answer any additional questions the resident may have. The completed and signed move-in inspection form will become a part of the Housing License Agreement.
Step 6 – Move-out
You can cancel your Housing License Agreement with as little as 60 days notice—financial incentives are available for Employees who give longer notice. When a resident provides written notice to the Property Management Office of intent to move out or if a resident’s employment at the college ends for any reason, the Property Management Office will follow up with the resident to complete the necessary paperwork to cancel the Housing License Agreement and to conduct a final move-out inspection. Once a move-out inspection form is completed and signed, the security deposit refund will be processed.

1. Long-term Housing (not furnished)
▪️ Employee housing will be provided on a first come first served basis
All new and current full-time employees are eligible
Employees whose household income is within 20% of the county median household income are prioritized.
Please note, because of limited availability, employees are not guaranteed housing
▪️ As Employee households grow, existing renters will be moved to the top of the waiting list for a larger home
▪️Employees may remain in YC workforce housing as long as they are Full-Time employees of the College and abide by the terms of the Housing License Agreement. PLEASE BE ADVISED, the College may choose to not renew leases of employees whose household income exceeds 150% of the Yavapai County Median Income if there are full-time YC employees on the waiting list whose households are in the target range of 80%-120% of Yavapai County Median Income. In this case, the College would provide at least 90 day notice to the employee of its intent to not renew the lease.
▪️ YC reserves the right to change this workforce housing program—including the eligibility requirements—using its sole discretion as to what is in the best interests of the College.
2. Short-term Housing (furnished)
▪️ YC intends to make one or more units available for short-term (7-90 day) rentals.
▪️ New employees will be given preference and should contact Property Manager as soon as they accept their Offer of Employment letter. Temporary full-time faculty may be allowed to stay through the school year.
▪️ Existing employees in need of short-term housing should apply for Workforce Housing using the process outlined above.

- Students of other colleges based in Yavapai County
- Employees (month to month 8/15 through 5/15 for stand-alone units) (units then needed for summer camps)

- YC Retirees (15+ years) (month to month 8/15 through 5/15 for stand-alone units)
- General Public (month to month through 8/15 - 5/15 for stand-alone units)
The College uses HUD Fair Market Rents (FMR) to create pricing in the Attainable price range.
Am I allowed to Sublease?
Employee may, during the term of an approved leave (e.g. FMLA, sabbatical, etc.) or over the summer, seek to sublet the Premises. However, the sublet must be at least for 30 days and the Employee will remain responsible for any damages to the unit beyond normal wear and tear.
Can I bring my Pets?
Chickens and other animals typically associated with agricultural use are not allowed on Premises.
Pets are permitted at single family homes and personal RVs with advance written permission from the college. Pet fees and deposits are required. A copy of the pet addendum is posted here.
Is smoking allowed?
Smoking is prohibited inside and within 25 feet of college buildings. Similarly, all open flames are prohibited at the Prescott Pines location.
All college-owned units are maintained and repaired by the Facilities Department—either directly by college personnel or through a third-party service provider. All Facilities Department personnel carry a college ID card. Residents are encouraged to properly identify anyone arriving to perform work and to report immediately to Facilities anyone who is not authorized. We will coordinate with you if we use a third party so you know what to expect.
Repairs and maintenance fall into two broad categories: Emergency/Non-Discretionary and Routine/Minor.
- Emergency/non-discretionary repairs include life safety, plumbing (e.g. burst pipe), heating, appliance issues requiring immediate attention, and significant pest infestation. These items will be addressed ASAP and best efforts will be made to notify residents in advance of this work taking place. IF YOU HAVE AN EMERGENCY, CALL Campus Safety at (928) 237-0420. An emergency is a problem that would result in harm to you or others or cause damage to the building and must be resolved that day.
- Routine repairs and maintenance, such as annual furnace and chimney checks, routine pest control, life safety inspections, gutter cleaning, and minor repairs (e.g. leaky faucet) will be scheduled in advance and adequate advanced notice will be provided to residents. Please notify the Facilities Department when you need routine or minor repairs by emailing Facilities@yc.edu. We will contact you within 2 business days to schedule the work. Please note that residents are financially responsible for repairs necessitated due to their negligence or misuse.
NOTE: Be sure to be very specific when emailing the description of work required. For example: My window is broken. Is the glass broken? Is the glass cracked? Is there glass on the floor? Does the window not open or close? Is the frame damaged?

Capital Repairs
Periodically, the college invests in unit improvements. When possible, this work occurs when the unit is vacant, but it may sometimes need to take place while a unit is occupied. In those cases, Facilities will provide a high level of communication with the resident regarding the scope and schedule for the work and a minimum of 48 hours' notice for permission to enter the space. In some cases, residents may be required to temporarily relocate due to the nature of the work. If so, the Property Management Office will work with the resident to find temporary housing to minimize the disruption.
